Commercial Concrete Floor Coatings

Fast, low-odor polyaspartic and epoxy floors for shops, clinics, offices, showrooms & more.

At Park Place Garage Co., we love small commercial projects—typically 300–3,000 sq ft—where downtime matters and clean results count. We deliver commercial concrete floor coatings, control joint filling, sealing/dustproofing, and concrete polishing across Metro Vancouver and the Fraser Valley. Most systems are low to zero VOC with night/weekend scheduling available.

Perfect For

  • Retail back rooms & stock areas
  • Medical/dental/physio rooms & corridors
  • Offices & showrooms
  • Small warehouses & studios
  • Strata bike/amenity/garbage rooms
  • Washroom/locker rooms
  • Labs/growrooms

Control Joint Filling (High-Traffic Tolerance)

Properly filled control joints help protect slab edges in high-traffic areas. We install premium joint fillers designed to tolerate carts, pallet jacks, and frequent traffic—reducing spalling and minimizing future repairs to joints and equipment wheels.

Sealing & Dustproofing (Silicate Densifier)

Unsealed concrete generates dust and is harder to clean. Our silicate-based sealers/densifiers penetrate the slab, react with free lime, and create a denser, dust-proof surface. The result is improved durability, easier maintenance, and better housekeeping for small commercial spaces.

Concrete Polishing (Low-Maintenance, Professional Finish)

Polished concrete is a durable, low-maintenance option for offices, showrooms, clinics, and corridors. Our multi-step mechanical polishing delivers a smooth, reflective surface that resists everyday wear and cleans easily. Choose the sheen that suits your space—from satin to high-gloss—to brighten interiors and reduce long-term maintenance.

Commercial Coating Systems

We install high-quality systems sized to small commercial footprints so you can return to service quickly:

  • Polyaspartic Coatings — Fast-turnaround, durable thin-mil systems for quick reopenings. Typical re-use: walk ~24 hours, light use next day, vehicles ~48–72 hours (conditions dependent).
  • Epoxy Coatings — Robust barrier against wear and common spills; professional look and easy cleaning.
  • Polyurethane Topcoats — Flexible, abrasion-resistant topcoat to extend service life and maintain appearance.

Need better footing near entries or mop sinks? We can add traction where you need it.

Scheduling That Fits Your Business

  • Night/weekend work available to limit downtime
  • Option to phase the work so part of your space stays open
  • Clear communication, surface protection, and tidy cleanup

Commercial Coatings — FAQs

How long will we be closed?
Most small spaces are walkable in ~24 hours; light use the next day; vehicles in ~48–72 hours (temperature/humidity dependent).

Can you work nights or weekends?
Yes. Night and weekend scheduling is common for clinics, offices, retail, and strata spaces.

Is there an odor?
We use low-odor, low-VOC systems or 100% solids (no odour) epoxies. We also schedule off-hours to minimize disruption.

Is the floor slippery when wet?
We can add traction where needed to improve slip resistance.

Can you phase the work?
Yes. We can sometimes divide the areas so that part of your space remains open and accessible.

What do you need for a quote?
Approximate square footage, a few photos (or a plan), and any timing constraints (night/weekend, fixed reopen date).
