Concrete Polishing in Metro Vancouver & the Fraser Valley

Residential & Light-Commercial Concrete Polishing

Want the natural concrete look—without dusting and constant upkeep? Our dust-controlled grind-and-polish process hardens the slab, refines the surface to your chosen sheen (from satin to high gloss), and finishes with a penetrating guard for easier cleaning. Ideal for garages, basements, studios, and small showrooms.

  • Clean, durable finish: no topical coating to peel; stands up to everyday traffic and tire marks.
  • Low maintenance: dry dust-mop most days; neutral cleaner for occasional deep cleans.
  • Tailored sheen: pick the look—from soft satin to mirror-like polish.

Polish vs. Coating — Which Is Right for Your Garage?

Choose Polishing If You Want…

  • The natural concrete look (from satin to high gloss)
  • No topical coating to peel or yellow
  • Low maintenance: dust-mop, occasional neutral clean
  • Better light reflectivity without a “plastic” look

Perfect for basements, studios, and small showrooms.

Choose a Coating If You Need…

  • Decorative flake or solid-colour look
  • Extra chemical/spill barrier and easy wipe-clean
  • Specific traction texture
  • Fast return to service (walk ~24h, park ~48–72h)

Sheen Options

Satin (Low Sheen)

  • Soft, natural concrete look with minimal glare
  • Most forgiving for small surface variations
  • Good everyday traction and easy upkeep
  • Great for basements, studios, and garage gyms (no vehicles)

Semi-Gloss (Balanced)

  • Clean, bright look with added light reflectivity
  • Popular “polished” appearance without going mirror-shiny
  • Wipes clean quickly; dust is less noticeable than high-gloss
  • Good fit for finished basements, studios, and garage gyms (no vehicles)

High-Gloss (Showroom)

  • Maximum reflectivity and depth of finish
  • Best on flatter slabs (shows dust and marks sooner)
  • Benefits from regular dust-mopping to keep the shine
  • Ideal for design studios and small showrooms

All options include slab densification and a penetrating guard sealer.

Parking vehicles? We recommend polyaspartic/epoxy coatings instead of polishing.

Our Process (Dust-Controlled)

  1. Initial grind: Diamond grind to remove laitance/contaminants and flatten minor high spots.
  2. Repairs: Fill hairline cracks and pinholes; clean control joints (leave exposed or fill by request).
  3. Densify: Lithium densifier hardens the slab and reduces dusting.
  4. Grout coat: Slurry fill for micro-pits to achieve a tighter, smoother surface.
  5. Refinement passes: Progressively finer diamonds to reach your chosen sheen (satin, semi-gloss, high-gloss).
  6. Guard: Penetrating guard applied thin; burnished on higher-sheen finishes.

Timing: Light foot traffic typically next day; move furniture back in ~24–48 hours. Polishing is for non-vehicle spaces (basements, studios, garage gyms). For parking areas, see polyaspartic/epoxy coatings.

Care & Maintenance

  • Daily/weekly: Dry dust-mop or microfiber sweep to remove grit.
  • Spills: Wipe promptly; polished concrete resists dusting but isn’t stain-proof.
  • Cleaning: Neutral pH floor cleaner diluted per label; auto-scrubber or damp mop works well.
  • Avoid: Vinegar, bleach, ammonia, citrus/acidic cleaners, or harsh degreasers—they can dull the finish.
  • Furniture/fitness: Use felt pads or rubber feet under racks and benches; avoid dragging heavy items.
  • Entry mats: Place mats at exterior doors to cut down on sand and moisture.
  • Sheen tune-ups: High-traffic areas can be lightly burnished and the guard refreshed as needed.

Note: Polished concrete is recommended for non-vehicle spaces (basements, studios, garage gyms). For areas with parked cars, choose a polyaspartic/epoxy coating.
